We are certified installers for the leading manufacturers of commercial roofing products, and all of our Service and Maintenance Agreements include performing the required inspections and repairs to keep warranties valid and up to date. With a Service and Maintenance Agreement from Waukegan Roofing, you get a dedicated service technician who gets to know you and your building. You also get pre-scheduled inspections: bi-monthly, quarterly, semiannual and annual. Your service technician will call you to let you know when he will be stopping out, and he will ask if you are currently experiencing any trouble areas on your roof. If you are, we check those areas first. If not, we proceed with our standard list of services on our Service and Maintenance Agreement. We provide you with documentation at each inspection letting you know what repairs were made and where the repair was located, complete with photographs and drawings documenting the area, and if you request it, we can provide budgetary numbers for capital expenditures at the end of the year. Plus, we offer 24 hour emergency service for those customers who have a Service and Maintenance Agreement in place, so you never have to worry about what will happen in case of an emergency. Phone call letting you know when we will be at your location
Remove all debris from the roof surface, including vegetation, dirt, loose nails and screws, unused equipment, etc.
Check the seams on all roof penetrations, such as HVAC unit curb flashings, fan vent curb flashings, flue pipes, plumbing vents, expansion joints, etc. and then we make the necessary repairs to prevent future leaks from occurring
Check all flashings and make sure they are not deteriorated and there are no holes
Check the edge metal to make sure it isn’t separating at the seams
Clean out and re-fill any pitch pockets where the filler is cracked and/or shrinking
Keep all gutters and drainage systems free of debris
Check all caulking and sealants on flashing and copings
Scrape and remove any caulking that is weather cracked and damaged, and re-apply polyurethane caulking such as NP-1 or equivalent to the repair area
Check the mortar on chimneys and parapet walls and/or wall joints, both in-between the brick and on topSupply photo documentation of the repairs that have been made at the time of the inspection, as well as documentation of any additional repairs we are suggesting
After the inspection, meet with the point of contact and walk them through the work we completed, showing the locations we repaired on the roof drawing along with the work order check list
